The restaurants near Center Street and the train station are in historic buildings, and their condensing units usually ended up in an alley or on a low back roof, wherever there was room. Kitchen exhaust blows right across some of them. On a hot afternoon a greasy condenser can’t get rid of heat fast enough, and a walk-in that read 38 at opening can be at 45 by the dinner rush.
A coil cleaning is cheap and takes care of most of that. If the box still drifts up every summer, our post on walk-ins that run warm in summer goes through the other causes.
Worn gaskets on the retail strip
Sudley Road is mostly retail, with restaurants and stores whose reach-ins and prep tables get opened all day. Over time the hinges sag and the gaskets tear, and then the door doesn’t seal. You can test a gasket yourself by closing the door on a dollar bill and pulling it out. No drag means the gasket’s done.
Warehouses by the airport
Near Manassas Regional Airport there’s light industrial and warehouse space, some of it with walk-in freezers. If one of those is frosting up, the freezer icing guide helps you tell a door problem from a defrost problem.
Plenty of 20109, 20111 and 20112 addresses are in Prince William County with a Manassas mailing address, and it doesn’t matter to us which side of the line you’re on.
